What is Included in the Inspection?
I will provide a thorough, comprehensive, professional, and unbiased report on the condition of the property. Click
here for items that are included in the inspection.

How Long Will it Take?
The average inspection may take any where from one and a half hours to four hours depending on the size, age,
and condition of the property.

Should I be There?
It is strongly important that you, the prospective buyer, be present for the walk through at the end of the
inspection. By being present, you will have a far greater understanding of your new home and the report.

Will the inspector Find everything wrong with the property?
No. It is just not physically possible to inspect every aspect of a property in detail within a reasonable time frame for
an inspection.
Our focus will be on three things: health and safety issues that can put you and you family at significant risk,
defects in the property that prevent it from functioning properly, and defects which will likely incur significant costs
to repair. For example we will inspect all electrical panels in detail, but only inspect a "representative sample" of
windows, electrical outlets and cabinet drawers.

What about the Report
I am proud to provide a high quality computer-generated reporting system that is in compliance with Texas Real
Estate Commission
guidelines for reporting . You will find that your inspection report is easy to read and the
explanations to be very helpful. At the end of the report there will be a recap of any item needing attention.  In
addition a CD with pictures of the defects will be included.

When Do I Receive My Report?
Once I complete report, I will e-mail you a copy of the report in .PDF format. A printed copy will be provided upon
request.  Most reports are send same day if not within 24 hrs of inspection.

What about video?
I am now including video of any items that are found as Deficient. (additional fee's apply).  This is important as I will
describe in detail as to why there is a problem.  This can be shown to the seller to explain to them the importance
of correcting said item.

When do I have to pay for my Inspection?
Payment is due upon completion of inspection and prior to delivery of Inspection Report.  Acceptable forms of
payment include cash, credit card (swiped on site)  or check.  For out of town customers or clients that can not
make the inspection. Payment can be arraigned via
paypal.
